HeatherWood is a maintenance provided community conveniently located between 147th and 149th Streets just west of Metcalf in Overland Park, KS. Our community is comprised of 110 single villas and 42 duplexes, for a total of 194 households.
Construction began in 1998 with The Haven Group as the primary developer. Lambie-Geer, part of the Haven Group and the primary builder, had a sales office located on-site until construction was completed in 2004. Barnds Bros. Company was the management company contracted by the developer until September 2001. Today, our community is under the direction of a Board of Directors comprised of eight elected HeatherWood residents for a term of two-years. An Annual Home Owners Association meeting is on the second Thursday of November.
Minutes away from Highway 69, HeatherWood is conveniently located near grocery stores, pharmacies, coffee shops, movie rentals, dining establishments of all kinds, movie theaters, hair care, banks, and more. The new Corbin Mall, Town Center Plaza, Blue Valley Library, Blue Valley Recreation and Aquatics Center, Deanna Rose Farmstead, and Overland Park Arboretum and Botanical Gardens, are just minutes away.
HeatherWood has one of the lowest monthly maintenance fees of any surrounding villa community that offers similar amenities. As of 2012, monthly fees were $110 for duplexes and $120 for villas; these have been unchanged since 2001. Major amenities include lawn treatments and mowing, snow and trash removal, and exterior painting of all homes (currently on a six-year cycle). The paint reserves are fully funded and the financial condition of HeatherWood is excellent.
Community residents enjoy and celebrate annually at the Oktoberfest Block Party. The Association also sponsors a spring and fall garage sale. With the changing of the seasons, residents and visitors enjoy the different flowers and decorations at the main monument entry at 149th and Metcalf.
Volunteer residents over the past twelve years have been many and an invaluable source of expertise and direction. They are very greatly appreciated. HeatherWood is well maintained and a beautiful place to live and call home.
